What working with us actually looks like.

The portal, the money, the reporting, and the process, laid out plainly, so there are no surprises after you sign.

The owner portal

We run on AppFolio. Your owner portal shows monthly statements, open and completed work orders, shared documents, and property performance, available whenever you want to look, from any device.

How and when you get paid

Residents pay through the portal. Once funds clear, we deduct any approved expenses and our fee, then deposit the balance to your account on a set monthly schedule. Your statement shows every line, and it’s posted to the portal at the same time.

Reporting

You get a monthly owner statement and a year-end summary built for tax season. If your accountant needs something in a particular format, tell us and we’ll work with them.

The maintenance process

Residents submit requests any time of day. We triage each one, handle routine items with vetted vendors, and bring anything over your approval threshold to you first, with a description, a recommendation, and a quote. Emergencies that threaten the property or a person’s safety are handled immediately, and you’re told right after.

Getting started

  1. A conversation with Nate about the property and your goals
  2. A rent analysis and a written management proposal
  3. Management agreement and owner onboarding in the portal
  4. Property walkthrough, photos, and a make-ready plan if needed
  5. Listing goes live, or we take over an existing tenant and lease

Common questions

How will I hear from you?

Directly. You have Nate’s cell and email, plus the portal for anything you’d rather look up yourself. We reach out proactively when something needs your attention. You shouldn’t have to chase us for an update.

What does management cost?

Full-service management starts at 8% of collected rent, leasing is 50% of the first month’s rent, and renewals are a flat $200. Nate can walk you through exactly how that applies to your property on your first call.

Do you mark up maintenance?

No markups. Only transparency.

What areas do you serve?

Central and eastern North Carolina: the Raleigh–Durham area, plus Greenville, Fayetteville, Pittsboro, and the surrounding areas. There’s a coverage map on the home page; if you’re not sure we reach your rental, just ask.

What types of property do you manage?

Residential single-family homes and small multi-family rentals.

I have a tenant already. Can you take over mid-lease?

Yes. We’ll review the existing lease, introduce ourselves to the resident, move rent collection and requests into the portal, and pick up from there.

Can I reach Nate directly, or do I go through an office line?

Text (984) 355-8532, or email nate@averypmc.com. You’re not routed through a phone tree.
